We put a detector over the wall before we drill, then use the anchor your wall actually needs rather than the plugs in the box. Laser-levelled and load-tested before we let go.

Yes, and a good share of our work is exactly that. Reactive call-outs, between-tenancy repairs and standing maintenance visits across a portfolio, with work authorised against an agreed spend limit so small jobs don't need a call every time.
Can you deal with the tenant directly?
Yes, if you'd rather not be the intermediary. We contact the tenant, arrange access, carry out the work and report back to you with what we found and what we did.
How does invoicing work across several properties?
One consolidated monthly invoice, itemised by property and job, so it reconciles against your own management system without you unpicking it.
How quickly can you respond to a tenant issue?
We hold slots back each week for reactive work - a failed lock, a leak, a door that won't secure. Most non-urgent jobs are booked within a few working days. We'll tell you honestly what's free rather than promise a slot we can't keep.
Can you handle a whole void turnaround?
The handyman element of one, yes: the check-out report list, lock changes, repairs, touch-up decorating and making good, done in a block before the next tenant views. Full refurbishment is outside what we take on.
Do you provide insurance certificates?
Yes, upfront and without being chased. Public liability and accidental-damage cover, supplied for your compliance file before the first visit.
Do you cover commercial premises as well as lettings?
Yes - offices, shops, salons, studios and communal areas in managed blocks. The same eight services, scheduled around your opening hours rather than ours.
